River View was a property let to BT before becoming vacant and standing empty for a number of years. It was recently purchased by Union Property Services, with the intention to redevelop the existing buildings into one large multi purpose site.
Riverview overlooks Newcastle’s River Tyne and its iconic bridges, with the property sitting at the western end of Newcastle’s Quayside, between the popular public house ‘The Quayside’ and the 4 star Copthorne Hotel. The Quayside has been extensively redeveloped and is now home to thriving restaurant, bars, music and cultural venues as well as new housing and developments and businesses.
The main ideas for the redevelopment are to join the two current buildings with a large glass section, creating a new front entrance and reception to the building. The strategy illustrated below shows a 114 bed hotel occupying the existing building fabric of the west block. The hotel reception and communal facilities would be located on the ground floor, together plant and service space. The large enclosed car park already existing at this level would also be retained.
The existing pitched roofs of the Riverview buildings appear dated and provide little useable floor space at this level. The pitched roofs will be removed and additional floors added to each block, creating a new architectural expression at the upper floors.
The existing elements of the east block could provide in excess of 60,000sq ft Grade A office space, all accessed from a new central core.
The large south facing courtyard lends itself to a new bar / restaurant, maximising the potential of this prime waterfront location.
