• Cobalt 3 is located at the centre of the UK’s largest business park, which is also well established as a primary location for companies in the Northeast. 
• Double-height 6.4m feature reception area; two 8-person passenger lifts; full raised access floor with a clear void of 175 mm; air conditioning; perimeter radiators; 2.6 m floor-to-ceiling height; male, female and disabled toilet provision on each floor; suspended ceiling with recessed lighting.
• UPS signed an Agreement for Lease with Travelodge to convert and partially extend into an 80-bed Travelodge in a £4m scheme.
• Work was completed in 2021
