Our History

We are a family-owned business specializing in property development, management, and investment. With decades of experience, our dedicated team actively manages a diverse portfolio of properties across the UK, from Inverness to London, with a particular emphasis on the north east of England.

Our success lies in the creation of a high-quality commercial investment portfolio that encompasses a range of property types. These include offices, landmark high street retail sites, hotel and leisure establishments, business parks, and premium student accommodation in city centres.

We are continuously expanding our portfolio by acquiring high-profile sites for development. As a responsible developer, we are committed to working in close partnership with local stakeholders to enhance the local environment and deliver properties that are highly valued by the community.

Family firm secures £100m refinance deal to drive forward property investments

Union Property Services was formed last year by Mukesh and Promila Sehgal, who founded the fashion and clothing business Visage in the 1980s, and their son Raj Sehgal.

What we offer

Union Property Services’ investment strategy is to maximise returns on equity invested through the origination, acquisition, financing, active management and disposal of UK based real estate. We are both geographically and sector diverse in our approach, investing across the UK and in all sectors, assessing every potential investment opportunity on its own merits.

Our team has a very broad network of established contacts throughout the Traditional and Alternative real estate asset classes, as well as the banking, advisory and finance sectors and through these contacts it looks to source a diverse range of investment opportunities.

Our preferred deal size can range from £1m up to £150m (enterprise value or asset value), although we will consider smaller deals where we are supporting a growth platform and/or an asset is a bolt on to an existing investment. We will also consider larger deals on the basis that we have a substantial pool of potential co-investors or JV partners that we could call on to invest alongside us.

Over the last two years of years Union Property Services has invested significantly in land and commercial operations. In that time we have delivered:

  • The refinance of a major portfolio across the Union Property.
  • The acquisition of a vacant 70,000 sq ft office site on the Quayside, Newcastle with plans for £10m Grade ‘A’ office development and 100+ bed hotel accommodation;
  • The £1.5m upgrade of 40,000 sq ft prime office accommodation in Glasgow;
  • A £0.5m upgrade of office accommodation in Peterborough;
  • Planning approval prime site 10 luxury apartments Doncaster;
  • The completion of an £8m refinance for a third party investment portfolio client of six retail properties located across the UK;
  • The completion of an £0.8m refinance for a third party investment portfolio client of two retail properties located across the UK.
